Located in Brunswick within the Merri-bek Council, Albion Renovation sits in an industrial zone that’s evolving towards mixed-use developments, blending old industrial buildings with new residential and commercial properties. The neighbourhood reflects this transition with a mix of warehouse conversions, single-family homes, and townhouses.

The site is a compact 171 square meters with a frontage of 5.21 meters and has been used residentially for over 15 years. The proposed extension respects this residential use while adhering to planning regulations within the Industrial Zone 1 (IN1Z).

Although the property doesn't need to meet Clauses 54 and 55, we've used them as a guide to ensure the design maintains good practice. The extension will have minimal impact on neighbours regarding overshadowing and overlooking, while new north-facing bifold doors and a polycarbonate roof and wall will improve daylight access to the living area and create atmospheric bathroom spaces.

Incorporating high-quality materials, the extension aligns with the area's evolving character, blending the industrial past with the ongoing residential shift.
